Frequently Asked Questions
Everything you need to know about Georgia property tax assessments, our dual-ground appeal strategy, and fee structure.
What is the difference between Full Service and Do It Yourself?
+
Under Full Service, we handle your entire appeal from start to finish: running the dual-ground math, building the evidence, filing county paperwork, handling assessor communications, and attending your in-person hearing. Under Do It Yourself ($59 flat fee), we build the official DOR Form PT-311A appeal packet with all comparable sales and uniformity math, and you file and present the appeal yourself.
How does the 25% Full Service fee work?
+
Our fee is 25% of your actual first-year property tax savings only. If your appeal reduces your property tax bill by $1,200 in the first year, our fee is $300 and you keep $900. In subsequent years, you keep 100% of all savings.
What happens if my property tax appeal does not save me money?
+
For Full Service, if your appeal does not result in a reduction in your property assessment or tax bill, you pay nothing. No savings, no fee. For DIY, you can upgrade to Full Service at any time and receive a full credit for your $59 packet payment.
What is the difference between Fair Market Value and Uniformity grounds?
+
Under Georgia law (O.C.G.A. § 48-5-311), you have two distinct legal avenues to challenge an assessment: Fair Market Value (arguing the county appraised your home above recent comparable sales) and Uniformity (arguing your property is assessed at a higher rate per square foot than similar nearby homes, violating O.C.G.A. § 48-5-7). Peach Appeals tests your property against both grounds and builds your appeal on whichever gives you the greatest reduction.
What is the Georgia 3-year assessment freeze (O.C.G.A. § 48-5-299(c))?
+
Under Georgia statute O.C.G.A. § 48-5-299(c), when a property tax assessment is reduced via appeal to the Board of Equalization, hearing officer, or arbitration, the county board of assessors cannot increase your property value for the following two tax years (totaling a 3-year freeze), unless you make major additions or structural renovations to the property.
Which Georgia counties does Peach Appeals serve?
+
We specialize exclusively in Georgia property tax appeals, including Fulton County, Gwinnett County, Cobb County, DeKalb County, Cherokee County, Forsyth County, Clayton County, Henry County, and other jurisdictions across Georgia.
Do I have to attend the county Board of Equalization hearing?
+
With Full Service, our real estate experts represent you and present your case at the hearing, so you do not need to attend. With Do It Yourself, you attend the hearing armed with our comprehensive evidence dossier.
When is the deadline to file a property tax appeal in Georgia?
+
In Georgia, property owners have strictly 45 days from the date printed on their annual Assessment Notice to file an appeal (Form PT-311A). Missing this deadline forfeits your right to appeal for that tax year. Peach Appeals tracks county notice dates to ensure timely filing.
